The typical asphalt shingle roof lasts no more than 25 years. If your roof is nearing or at that age, then it’s likely that you need a roof replacement.
While you may be able to get by for a while when your roof reaches its ripe old age, a roof replacement may be in order if previous repairs were made over the existing roof. The latter is a quick fix but may hide more significant issues underneath the shingle surface.
2. Is a Curled or Missing Shingle Bad?
Your roof and shingles get exposed to all kinds of elements – heat, sun, snow, etc. – and wear down over time. The result often is curled or missing shingles and may signal that it’s time for a roof replacement. Curled shingles leave the shingle placed below it at risk for water entry. The same thing happens when you are missing shingles.
Missing shingles, or any missing parts on your roof, makes your roof and home even more vulnerable to the elements. The decking and insulation in your roof are the first to receive damage. They are also items that can require extensive repairs, which is why when leaks are left unattended in these areas is can leak to premature, full replacement.
3. Broken and damaged flashing
Your roof’s flashing keeps moisture out of the joints in the roofing system, including the facing where the chimney meets the roof. Flashing is extremely important as it protects your home at the seam of your roofing material and your actual home. Damaged flashing puts your roof at risk of water damage. A damaged flashing is hard to spot from the ground and many homeowners do not find the leak until it has presented itself in their ceiling or attic.
